Earlier this year, our team provided first-time buyer mortgage advice and support to a young couple looking to purchase a new-build property.
When Georgia and Danny first set their sights on a new-build development, it became clear that they would need a professional broker to assist them in finding a lender that specialised in products for new-build homes. Because the new build home that they were applying for had not been built yet, it was important to find a lender that provided a longer mortgage offer period than standard, so that if the construction was delayed (due to factors such as poor weather, inspection issues or planning constraints), Georgia and Danny could have peace of mind that their mortgage offer would still be valid and they would not have to apply for a new mortgage.
Georgia and Danny had a gifted 10% deposit that had come from relatives, to help them purchase their dream home. This was also important to consider, as some lenders have limits on who can gift a deposit, and others do not accept gifted deposits at all.
As an independent mortgage broker with access to the whole market, we contacted lenders and negotiated with them on our client’s behalf. We supported Georgia and Danny through the application process which started in January and was successfully completed in August 2023.
We also arranged Life Insurance, Critical Illness Cover and Building and Contents Insurance for the couple so that whatever the future holds, Georgia and Danny are sufficiently protected.
